No Windfall if Essendon Sold:
A new valuation of Essendon airport land shows that there will be no windfall for the local community if the airport is closed, in fact quite the reverse.
The revised valuation of $37. 4m released by the Port Phillip Region Airspace and Airport Study contrasts with the valuation of $126m put forward by Essendon Council. Further, the chairman of the Essendon Airport Chamber of Commerce, Mr Hugh Drummond, said that there would in fact be a net loss of $63m to the Victorian community if other related costs are taken into account. The initial report by the consultants repor tedly put the value of the site at $86m. How- ever, other costs such as those that would be incurred by the developer during the development stage had to be taken into account, taking the value of the land down to the stated $37. 4m. On top of this, the cost of relocating companies and facilities, the disruption to aviation businesses which would affect Victorian country areas and other states, and the loss of at least 2,700 jobs in the Essendon area, would total at least $100m. Thus the net loss to the Victorian community, already hard hit by government financial problems, would be $63m.
